This wonderful property is rated 4 1/2 stars by NRMA/AAA tourism and is situated on nearly two acres off Moss Vale Road in beautiful Kangaroo Valley. Completely surrounded by lush dairy country with views to the escarpment on all sides, it is an ideal location for guests looking for an extended stay in the valley or travellers enroute from either Sydney or Canberra to the south coast and beyond.

The property has four large guest bedrooms, all with ensuites. One room even features a four poster bed and an original 7' cast iron claw-foot bath. All rooms have their own external entrance through French doors from the wrap around verandah and views across the surrounding valley.

Guests have their own spacious lounge and dining room which is totally separate to the owners living area and privacy is assured. The owners have their own lounge room, dining room, bedroom and ensuite. In addition there is a recently installed 'new image' kitchen, large timber deck off the lounge room and reverse cycle air conditioning.

An American barn measuring 12.5 x 10.5 meters was built in 2004, providing ample room for three cars with a mezzanine floor for storage.

There are numerous shops and restaurants within a short distance. Other attractions include the Jack Newton designed championship golf course, pioneer farm museum, the friendly inn hotel and Hampden Bridge, built in 1898 and Australia's oldest suspension bridge. Activities include kayaking, horse riding, bushwalking and golf.

The B&B is full most weekends, often with return customers or through gift vouchers purchased by satisfied customers. A recent finalist in the south coast tourism awards the business provides a turnover of $50,000 pa, with the potential for more if new owners were to target mid week trade.

As both a B&B and a home, this property has much to recommend it.
